Hello peter R,
One solution could just be letting cache be your friend. Once your basic layout is loaded on the end user's machine, loading the next page with different content in the middle column can be very fast.
Have a look at this demo - http://nopeople.com/CSS/fast/index.html
You can see the layout is the same on all 3 pages, the only thing that changes is the content.

I know one way to do so, and that is to create a centralized .PHP page as the columned layout and insert a code like
<ilayer name="nscontainer" width=495>
<layer name="nscontent" width=495 visibility=hidden>
<!—Content goes here-->
$page = $_GET['page'];
<!—Stop content here-->
Granted this is relatively old coding with the iframe, and you can likely make it a Div if you chose. But this is the code that has worked for me and I think it might work for you. Just make sure your content is a separate page (the stuff in the middle).
Simply imput that code in your middle column and adjust the Iframe/Div to your layout. And make your links be as follows:
<a href="insert name of main page.php?page=name of contentpage.html">Link?</a>
Hope this helps! =D Helped me!
