I've been asked to work on a company website. I've advised a complete redesign [both the code and aesthetics are a problem IMHO] but there's also an option of trying to work with what's already there [because some clients said it's a cool website].
Complete makeover is a lot of work, but I see it as an investment in the future [and I hope that the boss will see it that way too], because as it is, that website is almost impossible to work on/maintain in the long run [check out my new sig :eek:]

I would say it needs a redesign. At the moment the design is completely out of sync with (what I gather) is the intent of the site. Honestly, it looks like a gamer site or one that belongs to a computer graphics company, not a real estate page. It just looks far too "tech-y" for the site's content.
The logo font is part of the issue--far from warm and inviting, it looks like it belongs on a video production company's logo, more cool and electronic.
The whole site is far too dark. Think about the content: Real estate listings. When people are looking for property to invest/live in, what do they look for? Big, bright rooms, inviting spaces, windows, light, color, detail, etc... I think the site would be a lot more effective visually if you tried to incorporate some of those elements.
Just some thoughts. I could get into specifics like colors and fonts, but they would just be driven by those general principles... It looks like you've got a good foundation--layout-wise the site is fine, I think--it just needs a new "skin."
Oh, and the source code is an utter nightmare too. Oy. I don't envy your task there.

The template doesn't quite fit....
and when I looked at the source code, I was like HOLY S%#$!!
TOO MUCH STUFF ON ONE SINGLE LINE!!! :mad: :p
glad that I have chrome and it was colored.... or else it would be notepad madness :D

Great looking website especially the graphics but it just doesn't fit in a real estate type of website.
When I first open the site ... Wow! nice but then when you look at the title, something is not right. It looks like one of those Play game sites where you just pick a window and start your game. Sorry but that's how I feel ...

Thanks for replies. I do agree with most of the opinions. It does look like a game clan's site or similar. As for the logo, I kinda like it, though company itself is not tied to a particular color scheme - they have different color versions of the logo on business cards. I've tried to explain it would be nice to decide on one color and stick with it, but they think that it isn't very important.
My task now has been split into little improvements and corrections to what's already there, while working out a new version.
I'm going to try to brighten it up a bit, make the menu and links more pronounced, increase font size across the site and add some relevant content if possible to the main page for SEO purposes. Those will require little work and are very important at the moment IMO.

Started slowly doing some work on that site. Still pretty much in coding phase, removing tables and CSS from XSL files and trying to have separate markup and styles.

If your site has many years gone away with this same design, then surely you will go with the new design otherwise I don't feel that you need any big changes in the template.

I think you really need to dig ur heal in and let them know its not what they think is important its how others see the business.
in the redesign id suggest having the "news" above the first 3 hot deals, same width and depth as the hot deals to make it look less like there sayinf BUY ONE OF THESE PLEASE sorta cramming style.
that blue really needs to go its so cold.
same with the black and maybe have the text a warm grey
